Is there a way I can look at (for example) page 5 of the most recent discussions, click into a thread and back out to page 5 INSTEAD of being kicked all the way back to page 1? Or am I doing something wrong?

Also I used to be able to go to any discussion forum and see all of the threads. I've been having trouble doing that since the change. Please advise. Thanks!

I deal with alot of vacant houses. From the return call to the closing table there's almost always an interesting story behind every one.

Had a woman respond to my letter on her vacant house. She was sure that "Robbie" gave her my number. I tried to assure her that I had no idea who that was. She replied, "um hum, you can talk that if you want to I KNOW Robbie gave you my number. Anyway.....when do you want to come see the house?"

Another woman called and was fearful that if I found her, her abusive ex-hubby would. Very sad.

Another young woman called to let me know that she wasn't ready to sell but to check back with her regularly because she could change her mind. It was a dilapidated vacant home that no one could possibly live in. But it was in a nice neighborhood. I checked back every few months for 2 years. She was never ready. I finally get a call from her cousin that they were ready to sell. Turns out the young woman died suddenly while living in the home. Tragic.

Another guy called and after dealing with him for a couple of months I found out that he was a distant cousin.

An elderly woman called from GA (abandoned property located here in NJ) and said that I had to deal with her son who lived in the next town over. Except the son wanted to extort me for another $10k behind Mom’s back. Halfway through the deal he’s extorting ME for an extra $5k because a competitor was calling him offering more money. I said fine. This was 3 days before my deed was arriving to Mom in GA for her to sign and send back. Figured though that at the rate of extortion there wasn’t going to be any profit in it for me at the end of the day. So I Grabbed the deed before it got fedexed, jumped on the plane to GA first thing in the morning, picked up Mom and headed to a local title co. to close the deal. Had Mom sign two copies of the deed. Then I sent the one on fedex ahead of me in case my plane went down. Told my Brother/business partner that he better record that deed before he claims my body.

Offer to work for FREE while you learn. If you have no experience that means someone will have to pay money to teach you (time wise) AND pay you a salary. No thanks.

Thanks everyone. I thought that the QCD would be the deed to use when I wanted to do a quick fast transaction on the spot. In other words if I appraoch someone and ask them to deed me their property for a few hundred bucks and I want to skip all the formalities.

Shouldn't the title co. be able and willing to furnish me with the deed?

And speaking to Kyle's point, can't I just skip the title ins. (and still get a professional title search done) and sell to someone and rely on him getting the title insurance?

Met with a Realtor and Title Co. while vacationing in FL. Was told that if I was to get a QCD on a property and then try to get title insurance on it later, I wouldn't be able to from the particular title company I met with.

Is this true or are they likely too conservative? They seemed to have trouble understanding why I would buy a property without title insurance. My thinking is that I may run into someone who wishes to simply deed me their property for a few hundred dollars cash. And rather than put them on hold for 2-3 days while I get a search done and policy issued I might not mind risking the few hundred bucks (after I do my own informal 'lien search'). Your thoughts? Were they being too conservative and by the book?

Does the negotiator get paid up front or at the closing? Generally speaking, how much is their fee?

@ Chris - As the negotiator are you ever asked by the lender to sign anything stating that you have no affiliation with the buyer? I buy using my LLC's. So technically if I was asked if I was the buyer, a "no" wouldn't necessarily be incorrect. However, if I was asked if I am affiliated with the buyer well.......

Your thoughts?

I'm brokering a deal where my seller (an investor whose under contract to buy the property) has been able to get BOA to agree to settle their lien (1st mortgage) for $55k. We now have a buyer willing to pay $85k cash for the property.

I'm hearing that boa doesn't allow resales within 30 days from purchasing the property. So our solution is to setup an LLC to buy the property (BOA has already ok'd taking title in the name of the LLC) and then selling the llc to the cash buyer.

Are there any objections from the seller, and possible counters to those objections, that I should be on the lookout for with this approach? I know about the issue regarding the buyer inheriting the liability of the llc. Is there anyway to soothe the buyer's concerns on that? We haven't presented the structure of the deal to the buyer yet but I want to be proactive and make sure this deal gets done.

Any other ways to get the deal done? The contract is assignable but will boa allow the assignment?

I would have to read the exact wording of that law to believe that selling a contract (not a property) requires a license. Does anyone have it?
