Trust me. There's family SOMEWHERE. The tenant simply might not know who they are. Check the obituary first and see who might be listed as the surviving family members. And although there might not be a probate done on the estate YET, there could be in the future so check back with the probate office weekly.

I know of Investors who have relationships with realtors where they actually get the realtor's username and password. In exchange the investor throws listings to the realtor that are too high priced for the investor to buy.

I think you did good as well, however (and maybe it's just a pet peeve with ME) but I hate when folks refer to themselves as " Mr. blah blah blah". It comes off as egotistical to me. I actually call my buyers and sellers (my customers) "Mr. so and so" until they insist on me calling them by their first names but I never refer to myself as "Mr. blah blah blah". Just my opinion. But you're doing good.

Got an offer in an REO. It sat there for over 2 months but at a pretty good price so we put an offer in at asking. Suddenly, according to LA, there were other offers coming in so we put in a "highest and best" offer. That was about a week and a half ago and LA keeps telling us that bank hasn't decided yet.

Any tricks of the trade to get the bank moving? Most of my deals are from private sellers and I only buy REO's from time to time (they can be as bad as short sales these days).

Definitely a time waster as other have stated. I often tell sellers my formula and why I pay that amount (to make a profit). I also let them know that this how most investors will price it. I then wish them luck and let them know that if they have any questions or if anything changes, feel free to call me. Surprisingly I do sometimes get a more realistic call back or even a referral. You never know. But definitely don't get in the habit of emotionbally attaching yourself to a rehab project and trying to make situations like this work. Establish your buying criteria and stick to it.

Just finished a rehab and I now need at least 2 properties in the Essex/Union county areas of NJ. Must be investor priced and 1-4 families in neighborhoods you would live in. Inner cities like Newark OK but they must be in nice areas.

I'm an experienced Investor who pays with all cash and closes within 2-3 weeks.
