@Christopher Lane Trust me. THIS is the key. You have to actually make money in this where she can SEE that your lives are easier. (Many) women are like that . Not really risk takers. They want security . So until they see where you've got your real estate operation up and running and improving your lives, she will continue to be a naysayer. Make her a believer.

Realtors are just a portion of the equation. What about the hottest wholesalers in your Market? Find out who they are and how to get on their list. And if you want to get a 'broker exclusive' from them (basically they'll give you a maybe one other person a call when they got something hot instead of blasting it out to their list) then find out what you need to do to make the deal with them as smooth as possible: Minimize the attorney review. Put down a decent amount of EMD with no hassle. And close on time or ahead of schedule.

@Lee Zhao What's the story behind the unit? Why is it vacant? Is it in foreclosure? Did someone pass away? If it's in foreclosure, what's the status? This is the research you need to do before reaching out to the owner. It gives you an idea of what objections they may have in their mind and allows you to address those objections in your letter.

@Quashema Watkins You're also going to need to learn ways to find motivated sellers. They don't just drop out of the sky. You will have to be creative and think outside the box. Search for a document on this site titled 65 ways to find motivated sellers. Pick 2 - 4 and start sending the letters letting them know you're interested in buying the house. Be ready to have those leads skip traced for phone number so that you can give him a call directly. This if need be.

@Nelly R. Cut out the middleman. You need to be able to get information on possible opportunities and move immediately in this business. Using a realtor is only going to slow you down plus increase the cost for you to do business in some cases. And besides it's a seller's Market. So many Realtors will see running around with buyers as not the best use of their time. In a seller's market you shoot for sellers. In a buyer's market, you as a buyer wouldn't experience the frustration you're experiencing. At least not as much.
