I agree with @Peter Kraft. If you deal makes sense you can simply post it on Facebook or here on BiggerPockets and the buyers will come. The trick will be to determine who's really serious about buying the property. Or who's just going to go and tack on 10K and then put it out to their email list (another wholesaler ). Before you know what your deal is being emailed back to you a week later with an extra $100k tacked onto the price. LOL.

Need more info as to what exactly will the $130k will cover that the $86k will not. And the raising the rents *over market value*? I'm unfamiliar with such a concept . My understanding is that market value IS pretty much a range prospective tenants will pay . How do you guarantee that a tenant will exceed that ?

Additionally if it's a really good deal I would hurry up and get my offer in and worry about the violations later. You're not responsible for them and they will come out of the seller's proceeds anyway. In the meantime you can submit an Opra request to Jersey City and they would have to forward you the information within 7 to 10 business days as mandated by law. This unless they request and extension.

Vacant for 8 years but purchased for $446,000 in 2016? What is it about this property that no one wants to inhabit it? Particularly when they spend such a large amount of money on it and still leave it vacant? Is there a mortgage on the property? If there is then it might be in default and the only way you're probably going to buy this is be a short sale.

@Doug Pretorius I agree. Piss poor marketing. Total failure to research their prospects before calling. This on such a high ticket item like a house. It's not like they're selling scarves or something.
