My intention is to keep this discussion apolitical and rather keep it focused on real estate investors. 🙏

Nice article from Realtor.com. https://www.realtor.com/news/real-estate-news/trump-tariff-l...
I think there are too many factors. Short term - new construction cost and thus new home price to go higher, possibly higher mortgage rate are coming. If this pushes for recession not sure how much that will impact price and more importantly supply & demand.
What do you guys think?

I have been using AirDNA and Pricelab.co for the 3 STRs I have. They all give a good starting point. The best thing is also to rationalize it to your STR. Do you expect to be on top 10%, at median or lower than that? STRs work well if you can be on the top bracket, even if you need to invest in ROI friendly improvements/additions.

Quote from @Jason Lopez:
On section 8 they pay more than the market. How you do a promotion in this case? If regular for example i am asking $1800 monthly and section 8 offer me $2200 i should post the house on $2200?
yes, need to find rental comps supporting the higher rent and then convince rental agency for higher rates. They normally have also rent ranges based on area, bed, bath, sq ft range etc. But it's a range, so have opportunities to lean towards the higher side of the range.

@Travis has articulated pros and cons nicely. I'm doing section 8 in Houston, Tx. I made sure that the rent is more than market rate as I would expect more work when the renter vacates. Good thing is, they have been staying long for 5+ years and the Government part always comes on day 1. The renter part I need to follow up many times, but not bad. Also, you can always ask for rent increase on a regular basis. They take long, like 6+ months long in that process but have given us increased rate from the time we have applied not like 6 months later when they approved. Given similar situation, I would again be ready to do it and will recommend if the rent is more than market rate.

Hi all, I have been following and posting in Biggerpockets for years however never formally introduced myself!
I'm Shan, live in CA and have invested in a few LTR and STR properties in CA, TX and HI to push me through my goals for Financial Independence. Have experience in buying (of course), and selling, and 1032 exchange. I have helped few friends to get into their real estate investments and felt so happy to watch their progress and see my tips and knowledge in play.
Fun fact: I used to lead data team in realtor.com so many of the data inside the market analytics was my project 😀
Post: Benefits of Long Distance Real Estate Investing (While Living in High Cost Cities)

I've been investing in real estate long-distance for years, allowing me to explore markets beyond my high-cost local area and maximize cash flow in my long-term rental (LTR) portfolio. I also own a long-distance short-term rental (STR) that has been performing well. In some cases, I've never even seen the property in person since purchasing it.
I believe the key to success lies in thoroughly understanding the market and having reliable "boots on the ground" to handle any on-site needs. One simple strategy I always use is requesting video calls from my local contacts to get a real-time view of the property.
