Seller Finance the deal. Many sellers seem to never want to maintain or repair these properties and expects top dollar. Have them seller finance the deal, and wait to get paid on the back end on the refi.

Well, I can personally say the flipping part. Managing the subs, timelines etc. have been challenging. Now, I see many aspects of each deal for our clients. Wholesaling is changing as we speak. Margins are growing smaller, and the competition is grown quick with all the REIA's popping up and teaching young investors. Everyone and I mean everyone is a wholesaler nowadays. But, I stand by my statement that flippin is more challenging.

I do not waste my time with wholesaling, Wisconsin laws are changing on this as we speak. Making it harder for wholesalers to do what they are doing. Now, flipping you can make more money, and control the asset. Then you have more options that just the quick 10-15K. Many tax benefits, and not too mention keep some for your own portfolio. Our firm has assisted many investors through out the US, and help navigate the complex situations that arise.

@Lien Vuong - We did have a great appraisal and were able to cash out $244K for renovations.
