A soft intro from the previous seller and then a letter from you. I would also do a walk through, video and pictures. Make sure you always get a estoppel letter prior to closing on your next property. Always make sure you have updated tenant info. Job, Car, email and cell.

@Paul Novak - In my opinion, I would leverage with the debt. You will always need those write-offs. Mortgage is covered by the tenants paying the rent anyway. Sure you can use a large down payment to evade that PMI, and this will boost the cashflow per door. I am a fan of leverage and the velocity of money. The properties will gain value with the appreciation quickly.

@Carter McGill - I would leverage that equity into a duplex and rent one side and then live in the other.
