I willingly plunked -down the five grand to join Tom's "tribe" almost three months ago. It's really tough from the outside to judge whose programs are worth it or not, but I took the plunge based on his content-based podcasts. My wife thought I was nuts for paying this huge sum for what we know is available if you know where to look - I just wanted it culled into one place. 

When you join, here's what you get - daily videos divided into 31 different units covering pretty much the basics of what is needed to get going. When I say "basics", they do go into detail in many areas, however they are fond of the mantra "Instruction - not Education" and basically want you to act on the instruction you have to take you to the next step. Personally, I have found it frustrating, as I seek some details at least in certain areas such as how to set-up some sort of business infastructure, how to do due diligence before making an offer, and so forth. They specifically view the business as "a pawn shop" (their words) and nothing to do with real estate, which I don't feel comfortable with.  

The videos are bolstered by a member forum with people posting a variety of things, and where questions can also be asked, but not necessarily answered professionally, whoever there is some good information available through searches. There is also a weekly coaching call hosted by one of the leaders - either Tom, Cody, or new guy Brent Daniels, whose strength is making outbound calls (more about that in a moment). The calls go through people's questions one by one, and are frankly frustrating to partake in for someone like myself who currently works full time, as the call could last two hours, so if you have a question to ask, you could be on quite a while at work waiting to get on to ask your question.  

Their model is crafted around doing direct mail marketing, however when they recently hired Brent Daniels (who had been a tribe member making good money doing outbound phone calling to sellers), they had him join as a leader, while adding this aspect to their arsenal along with a ridiculously high additional fee. This is pretty hard to justify after I think $3500 after paying $5k. I'm not joking - $3,500 for a phone tutorial. It's probably great, and while I'd love to have the information, that is going too far - $5k is more than enough, thank you. After 90 days of "Boot Camp" you are then required to pay $179 monthly to keep your membership in the tribe, or lose access to the information. Seriously.  $5k for 90 days.

So what can I tell you - while there is good information available, and they do have a good price on leads from ListSource for members, it is very, very pricey, and pretty much impossible to get someone to speak to without waiting on the phone for a long time, and even then you're conscious not to take too much time away from others. 

My wife and I plan to attend the member conference next month in Orlando, which I'm hoping will fill in quite a few  gaps. Knowing what I know now, would I pay the $5k for this again? It's hard to say, as I'm still new and looking to gain traction, but at the moment I frankly feel a bit ripped-off, as it seems these guys aren't making enough hundreds of thousands of dollars annually doing deals- they need to add a coaching cash cow to their menu while preaching about the importance of being "go-givers". Hopefully, I will feel differently 6 months from now. Hit me up then for an update.

An owner of a multi-family property in Port Jervis contacted me today looking to get rid of his property, as he wants to retire and leave the area. It's well maintained, fully occupied with long term tenants and throws off a surprisingly large amount of money, which is great. However, I know nothing about Port Jervis much less this specific block, and have no idea what to offer him, as his property is very difficult to comp. out. I'd be looking to resell it, but can't assume it's worth what rents are going for in a more mainstream area. It's located on the SE side of town, near the hospital, and see online that there are plenty of smaller multi-family properties listed for a fraction of this one. Can anyone tell me if that general area holds normal values?

Wholesaling with assigning is definitely done on a large scale in NYC. I'm just looking at the most efficient way to skin the cat. My assumption is that after using the same veteran REI attorney for a handful of deals, the well-oiled machine I'm seeking will surface.

Hi There,

As a newbie having listened to many national REI podcasts touting the ease of either a double-close or an assignment with title companies and later discovering that NYS is attorney-centric on these matters, I'd love to hear how veteran wholesalers in NY are best handling this. I'm getting my fist deal under contract now, and as an added incentive had agreed to pay for the seller's attorney. I let him have mine, assuming that my attorney would still be able to prepare my assignment agreement to my buyer, and not realizing that (according to him) it's now a conflict of interest, necessitating the need for my own attorney. Ok, live and learn. I understand the need for A to B and B to C purchase contracts regardless of how to close, but just assumed that doing an assignment would somehow have less moving parts and expense.

I'd appreciate hearing from how other wholesalers and other investors in NY are handling this, as well as if there are specific attorney recommendations you can make. This would not only be invaluable to myself, but obviously others down the line in the same boat finding this post. I'm personally in Rockland County, so an attorney within an hour drive would be great (ideally less).

Other specific questions I haveregarding the process I have are below, and would certainly appreciate hearing your responses:

  • Is it fine to use one LLC to purchase and assign properties through?
  • Do you always use the 16 page NYS residential contract (with strikeouts for cash deals)? Is there a shorter boiler-plated contract that you have on-hand to have the seller sign to lock them up prior to the attorney's version days later?
  • Are condition and lead paint disclosures an issue when flipping an older home?
  • What size of down payment do you generally put down?
  • If I don't anticipate any issues, do I need to attend the closing? 
  • What mistakes have you made along the way regarding these matters that have not be brought up but that you can think of would be helpful?
