Hey Carlos, congrats on your first rental! Greenacres is a desirable area and I would think you'll find a reliable tenant easily. 

As noted above - if you use an agent - it will post to the MLS and then auto-post to other platforms. The cost to you for an annual rental is one month of the rent. (split between the two brokerages.)

If you decide to go it on your own... I've had clients use Craigslist and Zillow and good old fashioned signage (when allowed) to great success - use a system like RentSpree to do background checks etc on any prospective tenants. Good luck and hope it's the first door of many for you!

Oh Boca Pointe is very desirable. So that's great! Those have the 2 year rule prior to leasing. And I know some of them have been updated with impact glass so that's terrific! Please let me know how else I can help? Are you looking for a primary?

@Luke Balchaitis firstly ... congrats on getting a condo! If you're doing financed, your lender should go over this document with you. Essentially - 'reserves' mean the association has enough money to cover an incident ie a hurricane. It impacts how big of a down payment you need to do a lot of times and it also shows you that the association is well managed. 

Many condo associations do not have reserves or not enough. This requires a bigger down payment, typically 25% instead of 20%. Sometimes it is not necessarily a 'bad' thing. There is a greater likelihood of an assessment when there are no reserves but again, not always. 

If you want to let us know the community, I might have further input as I have done a LOT of transactions in Boca Raton. 

The other docs you'll want and they are required to provide are: 
- condo docs 
- rules and regs 
- budget - it appears you have 

Standard rule of thumb q's with condos- can you have pets or ESA only? How many assigned parking spots? Rental rules? And pertaining to the unit - storm protection? age of water heater and a/c? 

Then - of course, the rest is standard. Your realtor ought to walk you through all of these steps and help you with the reserves piece too! Feel free to reach out if you have more questions and again, good luck and congrats!

Oh dear! Sorry to hear that happened! Yes, happy to recommend a couple of agents. Or like suggested, ... look through the network section. The Miami market is hot again (I focus more on Broward and Palm Beach County). Not sure what you paid for it ... but there's a good chance you'll get a nice price for it if it's renovated and newer looking. Let me know if I can help further!

If it's an older home, I would stick with Top Tier Roofing. As there are a TON of variables involved. I'm talking .... 50 years older or more.


If it's a newer home or condo ... there's lots of them. Safeguard Roofing can give the quote from a drone.

Hey Julia!

First, congrats on getting a listing so fast! That's amazing!!! And I totally relate to your experience. My first broker was completely unsupportive and offered ZERO training! Agree with @Mya Toohey that a lot (lot lot lot) of brokerages recruit new agents like crazy and then ... leave you out there to dry. It's crazy! 

So definitely know that your experience, while sadly not all that unusual ... can be very easily remedied! There's lot of agents in here, myself included who love our brokerages. It's always about finding the right fit for YOU! Make sure it makes sense support wise, mission and values...etc. There's a lot of questions you will want to ask when you interview brokerages. Be picky and find a place you can call home. 

You've got a great start from the sounds of it! Now build on that and grow grow grow!

Also you can look into commercial insurance. That would probably help you a lot.
