We are just starting out as well with a limited budget.  Driving for dollars and contacting the owners will work, it's a numbers game.  There are many different apps you can use as well, but again budget is the key.  I believe it will help you to grow and learn the areas you would like to focus on as well.  Just my 2 cents.

@Sharon Powell Congrats on your license.  We have the same name and are both Realtors. 

@John Underwood is it possible to have both?  I would like to do both as my business grows.  Newbie to wholesaling and flipping.

I've been using Zbuyer for about 2 months now.  Most of the leads are looking for home valuations.  The others are non-responsive.  I'm sure there's another option.  I will cancel before it's time for another payment.
