Just as there is a diversity of opinion in this thread on good investment areas,  there are a variety of people who want to buy and rent in every area of town.  Deals like what you've been asking for can be found.  It just takes time, marketing, being connected, having financing in place to move quickly, and the decisiveness to jump in when you find them.  

I agree that coming here for a visit would help you understand the dynamics of San Antonio so that you can invest wisely for years to come.  If you need any help with specific properties, feel free to reach out.

The good thing about Angie's list contractors is that they are vetted.  They should be licensed and bonded and guarantee their work, which gives some peace of mind when you're OOS.  They may be a little pricier than the "I know a guy" type subs, but you can just budget their cost into your rehab if that's the way you choose to go.

My brokerage keeps a list of great contractors for every kind of work.  If you trust your agent, ask them for recommendations. They should have a good network.  

If you haven't done so already, join a FB group that invests in the area.  Just like here on BP, local investors can be a great source of info, and possibly boots on the ground for you if needed.

Best of luck on working out your plan for financial freedom.   There are hugely qualified people out there who will give you solid and professional advice... all I can add is to start with the number that you consider your freedom number, and work your way backwards from there until you have a plan for each and every day.

I suppose anything is possible, but in order for technology to replace realtors, people will have to become 100% tech savvy, and that’s just not going to happen. This last weekend, a client was trying to do his financing application online and got stuck on one section. I was at their home two hours later with Pizza Hut, a six-pack of Coke, and my tablet, and helped him finish the process. Not sure that kind of personal attention will ever become obsolete. I’ve seen first-hand why agents have a bad name and why so many people try to avoid using their services. But please don’t throw the baby out with the bath water. When you have a truly great one, they really do put your interests before their own and are working hard for you in ways you may not realize. My brokerage for example operates on a “5-star +1” customer service model, and many of us invest and work with investors.
