Post: Government shutdown and VA/FHA loans

I have many military and government friends who have seen this before, but we all still wonder... what's going to happen if the government stays shut down past the weekend? Well, if you're about to begin a VA or FHA loan, go ahead. The processing of VA/FHA loans is considered essential activity, so those offices will continue to be staffed. It just may take a little longer if the shutdown is extended. The article below gives more detail on the matter. I truly hope this won't be a topic of concern by Monday morning.

Welcome to BP, Kevin! Thank you for your service.  I've been an Air Force spouse for nearly as long as you've been alive (dare I admit that? lol)  My son is nearly your age and is stationed at Dover as a loadmaster.  I also have a friend who recently retired from Ft Hood, also a meteorologist.  He's local in the San Antonio area now, and I'd love to connect you two if you'd like.

Use this website to grow your knowledge and gain friends.  You'll never regret it.  And I'm in the San Antonio area, so if I can do anything for you or your family until you return, I'd be very happy to.  I mean that- we're family. :)  Good luck on your offer, and please stay safe.

....When you work for a company where you get more excited for your clients than you do yourself because of the things you can offer them at ZERO cost! Does your Realtor offer these things to you? Do they add this much VALUE to your Real Estate experience?

— Professional photographer
— Professional videographer
— Virtual tour
— Drone service
— Licensed professional transaction coordinators (to take care of all the paper-work, contracts, and deadlines so that nothing slips through the cracks)
— In-house marketing department to assist the agent in maximizing the exposure of your property
— Once a month (EVERY month) client appreciation gatherings at the Longhorn Steakhouse with free drinks and appetizers provided... just another way to say thank you for trusting us with your past, present, and future Real Estate needs
— Syndication to well over 6,000 websites
— Member of multiple MLS boards for extreme maximum visibility
— Preferred vendors who offer discounts to ONLY Option One clients
— Lifelong agent “Concierge Service”

I can’t think of any better reasons to hire me or any other Option One Realtor.  We are the best because we work for the best!!!

What are you waiting for?  Give me a call! 🏡  (830)581-1020 or

I use Sherwin Williams Navajo White for a more traditional look and Behr Perfect Taupe for a more updated look.  White trim for both.

It's almost assumed that structures built before 1981 have asbestos in some form or another.  It's only an issue if the material has evidence of deterioration or if it becomes damaged during any rehab.  At that point, it becomes airborne and then it's a serious problem.

In my opinion, it's not a deal breaker if the numbers can absorb having it tested and dealt with if necessary.  Just remember when you resell or rent the property, you'll be required to disclose its presence.

@Rob Krin

Hey Rob! If you’re interested in expanding your rental portfolio here in San Antonio, we can help in several ways.

If you’re not familiar with the local area, we can steer you toward neighborhoods that fit your criteria and help you find and close deals that make sense.

I can send you a complete and constantly up to date list of all the active properties on the MLS to save you time searching and help you to move quickly when you find deals you want to act on.

I network with local groups of investors and have access to deals both on and off the market.

When you’re running numbers on a property and would really like to see it, I can walk you through it via video chat.

When you’re ready to buy or sell with us, you get a built-in resource list of everyone from lenders to inspectors to plumbers to videographers that do awesome work.

Reach out when you’re ready to invest in the San Antonio area; we’d love to help.

Option One is no stranger to RE investing.  Many of us are investors, and we have over 1500 flips and rentals under our belt collectively speaking.   If you need boots on the ground to help find and negotiate your next deal, or to get your rehab marketed widely on the retail side, we can help.  We're not the cheapest, but we know our stuff and work hard to make you money.  Call, text, email, or message to get your next deal going.

Your question is a bit broad to answer. Helotes is a technically a city on the northwest side of San Antonio, while Laurel Mountain Ranch is a community (neighborhood) more due west.  Both are in the Northside Independent School District, which is good.

Helotes is more established with continued growth, whereas the area around Laurel Mountain is still pretty fresh and under development.
