Bandit signs definitely get the phones ringing. What's strange to me is that I see fitness training, hair distributors, all kinds of repairs, and even local sports recruiters, that utilize bandit signs but these signs are NEVER removed. Only the I Buy/We Buy signs.....

I'm a newbie myself but what I can tell you is that you should try to come up with some money to market yourself. I started with little money and spent the bulk of It on bandit signs, the rest on business cards, postcards, and a cheap cell to use for wholesales and networking only. If you want to start out doing JV, call some of the bandit signs in your area of local wholesalers but you have to bring something to the table. Offer a 50/50 split to the other wholesalers that you network with if you can provide a buyer for the properties that they're trying to sell. Cold calling and handwritten letters to motivated sellers are free ways to market yourself as well.

As a wholesaler you should seek knowledge and study/master it. Start with a daily action plan that you can check off daily. Simple things like compare comps, get some business cards, attend local REI meetings to network, invest in marketing, find motivated sellers and find out their needs and how you can be of assistance to them, attend local auctions to find buyers. Just start with daily goals and execute them. Each day you'll be further ahead as a wholesaler than the day before. It's a lot of free info available but I would suggest an active mentor as well. Make sure that your contracts are legally worded to protect yourself. @Terry Odom

Relationships with agents are usually about dumping. She dumps properties that are below market value & you dump properties that are at market value. A conversation with her is my best advice, to see why and what it is that she wants. She may want a finders fee. What you will always need in these kind of situations is to get the property under contract with the actual seller, ALWAYS @Willie Banks

You can call me BUSY!!!!

A forum I read earlier is kinda bothering me. (Better name for wholesaler?) I am a licensed cosmetologist, licensed medication tech, I am also a REI /Wholesaler. Even if one's not an agent you shouldn't be ashamed of the service it is that you provide. Maybe I should say the title that you carry but whatever the case to each it's own. Like I said you can call me BUSY: finding deals, seeking knowledge, marketing, mastering this wholesalers math, & networking. When I sign those contracts I'm me. I don't do titles unless I'm certified/licensed in the field but what I am currently is BUSY. Very soon my new title will be Experienced/Seasoned.
