I was reading the tenant screening guide provided by BP, WOW it is full with some great information. Assuming the prospective tenant income is 3x rent, no evictions, and good references, do any of you also set a minimum credit score requirement? If so, what is the minimum score that you would accept?

@Bienes Raices I was only considering an agent to locate prospective tenants based on criteria I provided. I would also screen before accepting any applications.

@Jon Holdman no the association does not require a certain type of screen material. Actually the association is really good run by a great group of people...I am actually the President...LOL! Been on the board for over 10 years, can't get off because nobody wants the job. Recently told the property manager to follow-up with several unit owners that are not up keeping their property when to my embarrassment he showed me a photo of one unit with all the screens torn and said it was my unit. Told him to send the unit owner a letter..LOL!

What has been your best source for locating a tenant for a unit you have for rent? Debating whether I should try to find on my own or use the service of an agent. I believe most agents charge what would amount to first month's rent for their service.

@Jon Holdman No, they are not moving out. They would like to renew the lease agreement.

@Roy N. @Tom Sylvester They did not have a cat when I conducted the move-in inspection a few years ago. The lease agreement notes no pets. However, since they have been great tenants I would hate to ask them to get rid of the cat at this point. As for the screens, the association is requiring they be replaced now due to the appearance.

I have a good tenant in my unit for the past 3 years. Lease is up for renewal. On recent inspection of the unit I noticed the screens on the back patio are all ripped. It appears the damage was caused by their cat, which they did not have at the time they first leased the unit. Cost to replace screens is $140. Would you pay for the cost to replace or would you ask tenant to pay? My initial reaction is to ask the tenant but on the other hand I have only needed to do minor repairs to the unit over the past few years. The tenant rarely bothers me for anything.

Then again, I just had to have ac coils cleaned for $300 because they were not putting in the ac filter. Man of the house previously handled but he is no longer living there so the lady said she did not realize their was a primary filter for the unit. She was changing the filter on the register. I went ahead and ordered 6 months of filters for them to keep on hand.

Condo association foreclosed on a unit over 1 year ago. The owner trashed the unit before they left. The bank is finally foreclosing on the unit at the end of this month. Would it be best to contact the banks attorney prior to or after the foreclosure to convey my interest in purchasing the property?

Last year my tenant moved in her parents in with her to the unit I am renting. At the time she asked if I needed to add them to the lease agreement and I said not necessary we could do so at the time of the renewal. The lease is up for renewal. Would you add them to the lease agreement?
