I am wondering if anyone else is having trouble getting a Craigslist post to remain "unflagged"? I have submitted several posts (each flagged for removal each barely after I'm done submitting the post) removed before I barely submit them. I am submitting them for the Sacramento area and having them flagged (seems automatically) for removal almost immediately. This tells me CL has them set to be removed automatically based on keywords within in either the subject line or in the body of the ad. I was wondering if anyone else either in my area or any other has been having the same issue. It's been sometime since we've submitted these ads so I don't know if this has been happening for others for sometime or if this is something new from

I actually started building training materials last week for the Property Locators we are bringing on and this is extremely helpful to incorporate into our process document to provide to our newbies that come to work with us. I'm so glad I came across this thread. I almost hit the "Buy" button but thought, "you know, I should probably research this guy first (even as "nice" and "reliable" he sounds on his intro video when you go to check out. Thank you everyone for sharing.

Hi Adrian,

I have to agree with Chris on this one.  I also believe it's the right thing to do that will pay it forward for you.  We actually offer a "bird dog" program through our company and depending on the deal, provide a "finders fee" for anyone that brings us a deal that closes. I believe it will go a long way to getting more business not only because she will be pleasantly surprised when you give her the fee, but she will likely talk to others she knows and they may also bring you deals in the future.  Definitely a great way to go!

Welcome to BP Shan! 

I too am from San Diego, although I live in Sacramento now.  I love that you "accidentally" became the owner of a rental property! :) One of our niches we are working towards getting into is rentals so maybe you would be ok with sharing some insight on being a successful landlord? :)

Hopefully, you're checking out all the areas of BP and getting familiar with it. I would suggest getting the BP app on your phone as well, if you haven't already.  I listen to the podcasts everyday on my way to or from my J.O.B. They are an awesome resource and I have a learned a ton!! Not only do they have some really great guests but @Joshua Dorkin and @Brandon Turner are always extremely entertaining as well as insightful!

My husband and I are members on a few local meet-ups in the Sacramento area but are new to them so we've only attended 2 different meet-ups so far and found the Roseville Real Estate Investing & Networking Meet-up to be a great group of people. It was a great size group and they bring in speakers every month.  Unfortunately the next meet-up isn't until the first week of September since they take a break due to summer time and many individuals traveling during the summer months.

This isn't an audio book reference but @Brandon Turner did an AWESOME Webinar just tonight on analyzing a deal using the BiggerPockets Calculator. They have several different types of calculators depending on the strategy your doing for any particular deal. The new BRRRR (which is what he walked us through tonight) calculator is so amazing, you have to check it out here!  

I'm not sure if the link to the replay of tonight's webinar is on the site yet but I believe he will be sending the link for it soon and it is usually available until Friday.  Hopefully, Brandon doesn't mind me saying, but I'd be happy to share the link once I receive it if you send me a private message with your email.

@Stephanie Garcia, there's been a ton of good feedback and I wanted to thank you for sharing. As a new investor myself, these kind of stories are awesome to read to learn from.  The one message I've been trying to keep in the forefront of my mind is don't go into any deal emotionally. Always, always, always remember it's business, nothing more! :)

Hi Eric,

We're in the same situation but we're learning and working towards our first wholesale deal. Our plan is to do several wholesale deals to build up some capital and then work on finding our first flip.  If you can find some great deals to wholesale, it's a great way to get some cash to use for bigger deals and other strategies for a bigger profit. 

Also definitely find a local REI meet-up to network and build relationships with other like minded individuals. Be sure to offer value to those you meet!
