@Jay Hinrichs Thanks, I'll be sure to reach out to him as I get closer to that time.  It sounds like you and the Mrs. have market cornered in the Port O.  Out of curiosity, do you lend outside of Oregon on the residential side?

@Jailen Holt Thanks for the input.  I'm aware that I could have accepted the partial payment however what does that do for my relationship with the tenant in terms of precedent?  Additionally as the business owner what type of message will that send to the property manager?  Should both PM and tenant feel that this is acceptable behavior? or does that even matter?

@Mike Lowery Let's set up some time to talk during the week.  Mondays are generally no good, however Tuesday 5pm-5:45pm EST is open.  Let me know if that works.  Otherwise Thursday 9am-10am EST. is good.  Have you begun building your portfolio in Milwaukee WI yet?  That is a great market.

@Jay Hinrichs I am a licensed agent in the state of NY. However I got my license last year July. In NY State you have to have your salesperson license for 2 years. I will definitely be taking the Brokers Licensing exam in July 2017. I know exactly where you are coming from..... It hurts my heart when I have to fork over 35% of my commission on MLS deals to a Real Estate broker. Honestly I Havn't really given commercial a great deal of thought however I do know that commercial real estate opens up a "whole" new world. Thanks for the food because I stay hungry! When that time comes I will certainly be reaching out to you.

Just wanted to throw this out there to see what you guys think.  Here's the deal.  Today my property manager went to one of my newly acquired rentals and the tenant states "Can I pay $400 today and $500 on Friday?".  Keep in mind that this is a rental I closed on 9/2/16 but because of everything else our company is doing we didn't get around to the tenant to collect September rent until today(no prorated rent at closing).  

What would you have done in this situation? Take the $400 and hope the tenant pays the remaining rent of $500 on Friday or Give the tenant a 5 day pay or quit notice today and inform tenant if rent is not paid in full by Friday you will be issuing an eviction notice?

Side Bar - This is an inherited tenant.

@Kirk Zacharda Thanks man!  As you know this Real Estate game is 90% Persistence and 10% talent.  Only those who have the "I won't stop" attitude will succeed.  Congrats on your wholesale deal.  I hear Cali is a tough crowd too.  Glad you kept pushing.  @Tony Gunter from what I hear GA has some markets that are on FIRE!!!!  Good luck down there.

@Tony Gunter to be honest with you, My Bigger Pockets pro membership did the trick for me. So $29.99 x 6. I met the seller through networking at at REI. I don't send out marketing ads in New York. I do however in The Mid-West where my real estate portfolio is.

 I get business through networking and word of mouth.  I attend @Damon Bodine REI NYC Meet Ups. There's a lot of good people who attend this Meet Up. Besides I run two other businesses so I don't wholesale full time. I guess this deal was more of me just proving to myself that I had the balls to do it.

After pounding the payment,negotiating with owners and being told "NO, Not interested"100 times, On the 101st time we got a motivated seller. My company IKEPTIT REAL ESTATE, LLC closed our first wholesale deal 9/14/16!!! The assignment fee was only $6k but felt like 100k after all of our hard work! Just goes to show that as ling as you believe in you, nothing will stop you. KEEP PUSHING!!!!💰💰💰💰
