How does a self directed IRA compare to an opportunity investment zone and what is the most common strategy used in combination with either?

Can you avoid or defer most of the taxes if you have an investment property inside of an LLC by using depreciation or maybe even in conjunction with a self directed or rollover IRA? If so what are the proper steps and pitfalls to be aware of? This case scenario is in the state of Indiana.

I reserve the tough questions for Bigger Pockets. I will not count on any answers being gospel financial advice and will do my due diligence so please do not be afraid to speak plainly. Thanks in advance everyone

1. I see some kids are getting emancipated for tuition purposes. Could your child be emancipated and live in/run a multi-unit?

2. Indiana has a large section of opportunity investment zones in which you might be able to save a lot of money in taxes for your investments and your business here. 

3. If you find the right CPA I would think your situation would be a no-brainer for them.

I didnt know they have actually been purchasing. They have an atrocious business model running on razor thin margins. Certain people have only hoped that Zillow has made enough bad purchases to undo their existence. Amazon however has partnered with professionals and is poised to buy up the market in what I imagine will be the end of Q2 or beginning of Q3.

I am considering it. Immediate 15% break if you hold your business address in one of the zones. And 0% capital gains for 10 yrs. I believe you have to reinvest the money inside of the zone though. The way I understand it to take advantage of the tax breaks you use a self designated fund that you put those investments in. In my area thats a one page form you attach to your taxes...or so i was told.

@Joe Villeneuve I am looking to pitch a fix n flip to potential investors/partners. The target property will likely be sold before I can present the offer. I need a good deal to pitch but good deals dont last. Can you pitch a target market as a standard of practice?
