@Bob S. Thanks for your feedback.  I was thinking the same thing.  Are you an investor? I'm new to the area, so testing fix/flip market.

, 900 SQ FT is TINY, I live 10 min from there and will not touch it .36k gross so about 20k net, ( MAX ) all in 375k, TERRIBLE deal 4% net , again terrible

I'm working on a deal right now at West Palm area... It is a duplex with 2/2.  I've never owned a duplex before, so I don't know too much about it.  I'm thinking about renting it out, but I'm not sure if it makes sense or not.  

Its a 2/2 duplex

Around 300k

Would require 50k rehab or less.

Its only 900SQFT

Rental is around $1500-1700 per duplex

Thanks, everyone, for all your feedback... 

I saw another property in the West Palm Area.  The property seems to be in good shape and will requirecosmetic rehab.  

5/3 house 2600 SQFT

We will need a new AC, Kitchen upgrade, bathroom upgrade, flooring, painting, andcarpet upstairs.  

ARV 690K

Selling Price 500k

Rehab 85k

After closing costs, points, hard money, lender fees... My profit seems to be $20-25k.  That's only if everything goes well.  

If I'm spending 500k... my profit should be higher?  Thoughts?  Seems like a too much work for 20-25k.

Hello Investors,

I have a few questions about fixnflip deals that involve HOA. I came across a few good fixnflip deals in the Delray, FL area, but both are in good communities with HOAs. One house has a $200/HOA, and the other has a $400 HOA. I know that with HOAs, there are a bunch of rules about what you can and cannot do. What are your thoughts on getting a property with HOA? This will be a fix/flip project. Both properties have good ARVs. One is a five-bedroom house, and another is a three-bedroom house. Let me know your thoughts.
