Thanks Michael. Honestly I had yet to know what a turn key provider was until I checked earlier today, and it didn't seem ideal for what I wanted to do. Partners sound better.

For someone starting out in real estate with no experience or money, at what capacity can someone work for a seasoned real estate investor for free?

Yeah that is true @John Van Uytven. I know of one person that has done wholesaling before and lives in Texas, so could try and work something out with her. 

I'm looking to mainly partner with others in other areas, would have to look into if turn key would be a fit for me. Would like to invest in cities of different sizes. As far as price range, would depend on the location. Will map out everything once I finished my business plan next week.

@Brent Coombs Yeah I believe the listing agent get their commission when closing the sale, so not sure where it's possible for a buyer to get a cut from purchasing a short sale. So will take that with a grain of salt. 

Yes this information was helpful @Russell M. Thanks for sharing. I've noted them down and will keep those suggestions in mind should I consider doing a short sale.

Thanks for that recommendation @John Van Uytven. I'll make sure to follow that advice. If there's no one I know personally in an area that I want to invest in, should I use sites like LinkedIn and BP to find people and qualify them to see if they're a fit?

@Brent Coombs That deal came and went. I'm still trying to understand how short sales work. I know the process of getting that type of deal closed takes more time than a fix and flip, but from what I heard from another investor, you get a commission for purchasing the property through a short sale. Is this true?

What are some good resources on here that give you tips on doing real estate remotely outside of my state? I do plan to focus on my own backyard, but with inventory low and competition high, I figure that I try my hand in other markets. Thanks.

Hi Everyone,

I've read information on determining the value of properties by researching comps. But how do you determine the market value for like a neighborhood or a city?

I ask because if I find out a price for a subject property I'm interested in, I'd like to know how to tell if the price of that property is either above market value, at market value, or below market value.
