Hi Everyone,

I'm fairly new to real estate and still looking to do my first deal. I'm located in the Sacramento, California area. I'm working with a broker now and have been analyzing multiple deals. The only thing missing now is having some investors to work with in funding the deals. I'm planning on doing fixer uppers, buy and hold, and wholesaling, and want to have a great long term working relationship with everyone I work with. 

I plan on attending two real estate investment events next month, and will probably attend 1-2 a month afterwards. But I have to wait a couple of weeks before the events take place, and I want to put in a offer on a property I'm looking at now. What are some other ways I can find investors to work with to get my first deal going? Thanks for any input I get.

I see! So overall your chance of getting the property at a discount is at the mercy of the bank. That's why short sales will never be my primary focus, though I won't rule it out. But I guess it's easier for banks to just foreclose properties to save the headache of the entire short sale process.

@Jeff B. I figured I'd try my hand at wholesaling since I have no money to start with in real estate. I'm fairly new, and I want to get some cash quickly, even if it's small. However, fixer uppers will be my primary focus.

Hi Everyone,

Being that I'm still fairly new to real estate, I'm not too familiar with wholesaling and how that works. One person I know she said it's not that great of a investment. But then I've been told by a couple of others that it's a good investment, and that I'd have to look for wholesalers to get good deals.

My question is, what makes wholesale real estate properties ideal? Would it be worthwhile to also be a wholesaler, or just buying from wholesalers only?

Sounds good. Though it definitely won't be the only type of property investment I'll do, I'll attempt at doing one down the road. Thanks for the info @Brian Gibbons

That's interesting to know @Brian Gibbons. So that can potentially give someone who buys a short sale property some level of flexibility on what they want to do with it after approved then correct?

Thank you @Brett Goldsmith and @Michael Barbari for sharing that. So what do real estate investors usually do with a short sale property once they get it approved at a discount? Do they fix it up and resell it or use it as a rental property?

Hi Everyone, 

I'm new to real estate, and still looking for my first deal. Originally I was thinking about doing short sales, but after hearing about the process, I thought about just sticking to fixer uppers starting off. 

I've read about the process it takes to get a short sale to work, but I don't know of the benefits of doing short sales. What is it about this type of property investment that would make it worthwhile?

Thank you for sharing @Sean Edgar! I've been compiling a list of real estate agents and brokers, and will be calling them soon. But I'll also look for wholesalers as well. 

Since I have very little money to start, I have to devote my time to building a team, so I'm going that route. But once I have a deal sent to me, what are somethings I should be mindful for in order to determine if a deal is solid or bogus? Thanks again!
