1- Yes, totally fine to have an auction without being in foreclosure. 

2- It depends. sometimes seller will still prefer to auction it to potentially get better prices and more bids. But ask listing agent if the seller is ok with only one offer

I will not worry a lot. 

They did something different than what they put in the rent application.

Make sure to keep good documentation with dates for all paperwork

If you are starting out, start with a single family or house hack in your market.

After you get experience, and systems in place, you can start considering out of state

Good for now, because cash flow is only once benefit, but you get other benefits like mortgage pay down and appreciation.

Cash flow will be better down the road

Your best case option would be to find a money partner, or private money lender to complete the work. After renovating all unit, you can refi and get out of HML

You may not be able to BRRRR right away, but get the deal now, and do the refinance in 1-2 years after rates start to drop down
