Big thing is being consistent in your efforts.

For example, if you are doing cold calling, or door knocking, commit for at least 1-2 hours a day. 

You will see great results after some time!

biggest pitfall for me was not doing a ton of due diligence for one of my early deals. 

It turned out just fine because market appreciated a lot, but I will not do that again, and prefer to be conservative in my numbers from the beginning

@Rachit Puri, you are correct, managing remotely is a little challenging but doable. You have many options and different apps if you have the right systems in place.

You have a ton of options of cleaners, handyman, ....

With creative layout, we can achieve a balance between appreciation and cash flow. 

For example, split level houses, we can rent upstairs to one family, and downstairs to a second family. 

This allows us to still buy in appreciating neighborhoods and cities, while still get a decent cash flow.
