no such thing as a rule of thumb. you have to know cost of labor and cost of materials relative to what you are trying to accomplish. if not, get a bunch of estimates.

behind the business aspect of being a landlord , is being a human being. will it put you out to get the full payment on the seventh? is he worth penalizing over it? how easy is he to replace with another tenant if he cant handle it? how much will that cost? how good will that tenant be relative to him? worth the risk?.......never forget the value that good will gets you with tenants/judges/courts etc.....document the arrangement, perhaps use it as leverage to get something you want from him??? aka reduce days to file rent notice in lease if he doesnt pay, make him responsible for broken appliances in his unit, etc.

keep in mind, you can always stage it later if not staging it isnt proving effective. I wouldn't stage the house unless the costs were nominal, relatively speaking....at least initially.

Zero, but must have collateral to take if u mess up, and has to be a ridiculously low amount if perceived risk to who is lending he money to u

Save your money. Staging helps but how much really? What your attempting to do is convince someone spending 220 to buy yours over another. I feel staging is an expense better saved for ridiculous houses that require vision to know what a room can become. A 220 in glen burnie, more than likely, isn't one of those houses though a staging company would attempt to convince you otherwise. Look at your comps and see what they've done, call them even.

@Ehsan Z. that's a very big question that requires many questions be answered before that question can be answered. Most of the city is rentable, yet the quality of the city changes block by block.
