you can always be an agent part-time. just make sure the deal you have with your broker allows you not to have to continuously pay for the privledge.

Tell the first clown who wanted money for an estimate to eat crap. Find someone that might actually like the opportunity to get work. Estimates are free, and always should be

Baltimore is crowded with tons of people attempting to retail. Every poplar retail area, if you drive down it, you'll find 2 for sale signs per block. Opportunity exists still, but prepare to do some hard work

No agreement without terms Signed in writing, deposit from buyer. Terms must be favorable. Title company necessary, buyer pays, taxes are split evenly. Any standard purchase agreement from staples will be incredibly basic, but will work. Before accepting, make sure buyers money is legit. Deposit also.

Nothing creative to do.... Though you could always hire a pi, track down the lender...have him followed then find evidence of him cheating on his wife,...then threaten to provide it to the wife unless he accepts the payoff for the amount your offer will bet him.... Otherwise, increase your offer, ask the lender to take less directly... Somehow. Wait forever,...or move on with your life
