Only two questions should matter here 1. Are they messing your house up 2. Are they paying the bills.
1. ? Pay for the damage or ill take it from your security deposit. (Kicking them out hurts you, avoid. You have to pay changeover/new tenant/ costs.)
2. They pay bills? Then see number 1. They dont? Get out.
P.s. More people?? Who cares. Unless it violates 1 or 2.

-flipping advice : crowded business all of a sudden, but everyone is looking to hit home runs, be willing to accept less pretty deals and one could do well. ultimately, if you build something nice, and its priced reasonably in an area where houses are purchased by the buyers you're looking for. you'll sell it.
-rental advice : know everything about construction, baltimore city landlord/tenant law, lead paint,....before you begin.

caveat emptor = disclosure or no, your home inspector exists to spot such things and did a ****** job, which can be assigned to you because you hired your home inspector....if what you suspect to be true is in fact true. believe doesn't equal prove. unless you can prove, move on. Fyi, find where the water enters from and rectify it. its a solvable problem.

caveat emptor....call an attorney
