How do I fine an appraiser and inspector to view the property before purchase, or should I wait on the bank? I know the bank will probable have its own appraiser. I am just trying to make sure I am spending money appropriately.

I have been reading a lot of post on house hacking and I have a few questions. I live in and own a single family home. If I purchase a duplex, do I have to move out and rent out the house I am living in now and move in the duplex to get the benefits? If this is the case when the one year is up then what. Its good for a year but to stay in pass a year with a family and a business could be complicate with lack of space since I cannot  return to my pervious home.

Hello Everyone- I am very new to BP and a beginner to real estate. reading Podcast, and educating myself it seems that rent to own/lease is the best way for me to start in real estate.  I am very interested in rent to own/lease deal.  My question are,  is a down payment involve in Rent to own/lease and how do you know if your getting a good deal on a rent to own/lease?
