***Update***

We are two weeks away from move in and overall things have gone very well. I paid a contractor to help manage the construction process and he has been an amazing resource. He happens to live 5 houses down from the site and has been extremely helpful. Most of our issues came in the form of dirt work and dealing with the city on electrical, plumbing and sewer issues. The home building process has been rather smooth.

With mortgage, insurance and taxes my note should be around $750/m. We plan on living here for a few years then keeping it as a rental. Should rent for $1,300/m.

In a few months we plan on starting construction on the next 2 houses right next door to give us a total of 3 houses on one 75x150 lot.

@Sebastian Izquierdo congrats man! Being a realtor/investor can be one of the most lucrative professions if you work hard and hustle. You can literally design your life. Let me know if you need a good broker reference in Chicago. Good luck!

@Benjamin Blackburn if you are W2, you should only need 30 days of pay stubs 

most sellers that advertise owner financing use outrageous terms. Best bet to get favorable terms is to approach a seller directly.

Talk to more people. They are negative bc they are either scared or misinformed. Hang around here more often and then those same people will be coming to you for advice when you succeed

depends on the competing properties. If you price it right you won't need staging
