@Mark Pavlak : Well said.

I second @Bob Derwin. Capital One Sparks Card: Great card & I get a customer rep on the phone in less than 3min.

Account Closed: I am most interested to learn -specifically- how you manage all this, especially since looking at your profile, you are aiming for much larger holdings. Thanks in advance for your reply.

I tend to take things literal...Does "Colleague" imply some level of mutual familiarity? I am new to BP and have identified a few insightful members I'd welcome further communication with. Not sure whether to "Follow", or send a "Colleague" request. I did just send a colleague request, but afterward noticed the individual hasn't been active for months, thus prompting the question. Thanks in advance for your input.

Peter,
My best recommendation: An IKEA gift card.
-Sends a message of genuine housewarming and welcome.
-Encourages the clean, well-maintained, and orderly use of your dwelling.
-Influences tenants to think positively about how they will live in your space.
I have never met anyone who didn't want to improve their living conditions after a trip to IKEA. Thus, I emphasize "your" above to stress that you will benefit from this gift, as it will indirectly influence a successful rental outcome. Win-win.
Cheers.

Well frigging done Cindy.
Is this a flip or buy/hold? The numbers you are aiming for in each scenario would be appreciated.
Thanks in advance.

Jay,
Your account of this flip was useful. I'd like to follow you but wonder if you are still active on BP...?
Please advise. Thanks.
