with that cash, you can get a couple 4plexes next to each other. or at least one. you'll obviously need a loan, price tag will be around a million. good thing is it would be conforming for a standard 30 year loan. any bank would probably require around 30% down FYI.

I have a few insights:
I have a SFR that's appreciated $100k in 15 months. Not a coastal city, but SoCal nonetheless.
Another SFR bought in '09 for $365k has more than doubled.
On the other hand, my CPA sold and moved to Pennsylvania for a couple years. Moved back here to SoCal, and is having a hard time. Take home lesson: if you're here, stay.

Hey @Joe Homs hope all is well with yous. It's not a HELOC, I couldn't find a bank that would give a heloc on an investment property. I believe you pointed me to Antonio, he couldn't broker me a one, neither could my current broker, nor any bank that I talked to.
The deal was actually an ag-real estate primary production land with no residence.
@John Thedford that's my intent, but finding a deal is the real bugger, right!?

I've got a deal that I've been working on the past few months, and it's just NOT going to close. But in the meantime, I took out $350k in equity from a different property I own (it was for down-payment on the failed deal). What am I suppose to do with that money now?!
I've never been in this situation before with this amount of money! And I don't just want to pay off the loan, it was a pain to get. Maybe fund a local deal in OC (Yorba Linda, Brea, Fullerton, etc.)?
Am I even in the right forum for this thread?

I'm a sucker for adventurous investments. I'd love to see this thread elaborated. We went to Belize 11 years ago on our honeymoon, before it became a well-known destination.

Eric, good info. BUT - A "noobie" isn't going to know where to find this info. Seems more of scare-off than helpful.
@Joe Homs is a great resource on throwing a couple questions. He seems to find a good deal no matter what.
You might want to give a look at local monthly meetups (one in Mission Viejo and one in Yorba Linda).
Also, might want to look at Fund2Flip app. No idea about it, just heard wholesalers post there, and there's funding available there also.
Lastly, a fast way to make 30% (maybe more) right off the purchase is international investing. USD is much higher than most currencies, once that corrects itself, you've missed your chance. BUT not for faint-of-heart. Shout out to Mexico and Australia!!

I used a broker, he makes it easy, and uses a bunch of banks to find the best rate. Art Ochoa in Brea. He's really good and helpful.

A year ago I was looking for a HELOC on an investment property, and I found nothing. I'm going to use the loan on an investment property to pay off primary residence mortgage, then HELOC it. US Bank is offering 2% intro APR for 6 months I think, but expires end of this week. Working hard.
Anybody with experience or insight in business investing in SA? I'm looking at wine region property. Found properties I'm interested in, but ultimately it IS a FOREIGN matter to me. I'm of the idea though that now is a great time for Americans investing internationally (because of our inflated US dollar).
I know I'll be giving $10K to FIRB. Just fishing for others that have done it.
