Thank you for sharing the book and your thoughts after reading it!

At this point I have written over 1,000 real estate investing articles and who knows how many white papers and e-books, so it should be obvious that I like writing and story telling.  When McGraw-Hill bought the manuscript a little over a year ago, they tasked me with taking a 22,000 word manuscript and turning it into a 55,000 word book.  the best way I knew to do that was to pull from my own experiences from working with hundreds of investors and sharing the good and the bad.

This book is just that.  A collection of advice, steps to take for success and backed up with stories of investors who made good decisions and investors who made bad decisions.  I definitely give my thoughts and have strong opinions about what makes a good Turnkey investment and what does not.  There is a reason that Memphis Invest is considered the best of the best and there is a reason so many Turnkey companies have come to visit us to learn.  There is a right way and a wrong way to buy Turnkey property and it is really, really simple to make good buying decisions in almost any city if you follow the advice in this book.

I enjoyed writing it and am already working on two more books - one real estate related but not about Turnkey real estate and the other about ordinary people having extraordinary impact on their communities.  Hopefully they are as successful as this one!

If you happen to read the book, I'd love to hear from you.  Thanks again James.

Chris, did you publish the two aforementioned books as of fall 2022? Would love to explore them.

 Hey Timur,

Sorry for the delay.  I actually wrote a children's book first that we are working on edits and publishing now.  It is for a charity my wife and I started called The Cancer Kickers Soccer Club.  I'm excited for it to be completed.

I have started both of the other books, but prioritized some other projects, including our business and charity first and just haven't returned to complete them yet.  Hopefully soon!  Thank you for the vote of confidence though.  I'll remember this chat and let you know when they come out.

Best, Chris

You are welcome, Chris. Best of luck in finishing up your book projects. And looking forward to checking them out!

Quote from @Adam Baugh:

I am looking for recommendations for a property tax appeal specialist in Indy.  My property taxes doubled from 2021 to 2022.  It's bonkers.  Love to know who has found success with a local expert .  Thanks!

How is it going? Did you find your specialist?

Indianapolis definitely still has great rentals, but you are picking two of the hottest flipping markets in all Indy. Would recommend focusing on up and comers like Irvington, Bean Creek, etc.

Looking to invest in a rental property in Indianapolis. Is now still a good time to get in that market or did I miss the rush?

Also open to any area recommendations. I was looking at fountain square / bates-Hendricks area.

Cheers!

Agree with Nick. It becomes difficult playing in those hot flipping markets (would also include Windsor, one of my favs). I'm also looking in that Bosart Brown, Emerson Heights, Community Heights - what I consider overflows of the Irvington wave. I am also a fan of the Friends & Neighbors neighborhood, just stay south of 30th street and west of Andrew Brown Ave. I live a few blocks from there -still
