@Adam Garcia - as long as there is no other issue to make the condo non-warrantable, I can most likely secure financing; however, with the rehab you're looking at hard money to purchase and then Refi into a perm (30 year), if you plan to make it a rental.

You are correct, @Lane Kawaoka - most, if not all, conventional banks/credit unions also limit the number of investment properties to 10, that you can own, and of course their underwriting requires 2 years of past tax returns, most likely 700+ FICO, personal financial statement, bank statements, investor resume', blood type, SS #, etc......haha!  In other words, you have to provide EVERYTHING.
