@Account Closed - I specialize with alternative-financing; however, NO private lenders will loan purchase/rehab to owner-occupied properties (it's against the law), ONLY non-owner occupied.  Hey may want to rent until he can secure financing for a property that does not need any work and go conventional.

@Tanikka Myers - I have an Unsecured Line of Credit program (minimum FICO of 700) that I offer to RE investors.  There is a fee associated with the line that gets paid upon receiving the line.  No up-front fees, whatsoever.
