Thanks for the mention @Sandy Salazar, @Matt Leonard this is a tough one, as you know, with such a quick turn-around. Even, I'm not that good, lol. Honestly, your best bet is family/friends and/or go to your local REIA chapter and identify some private investors who you can JV with.....good luck!

This is what I can do:

1 year term

Rates: 8.95 to 10.95%

Points:  1.75 to 2.25 -  Interest-only on funds advanced.

Max LTVs range from 50 to 60 based on appraised value and you must have a minimum of 25% into the total cost (lot acquisition + construction)
