I may be wrong, but unless you are modifying square feet, you don't need to pull permits inside the 4 walls, unless you're doing electrical/plumbing?

@Peter Grossman - what's the purchase price and do you have 25%+ down payment?

 @Daniel Newman - it's lender dependent.  Selecting the right lender, this can get done in about 6-8 weeks, if not earlier.  You have a 30 day window anyway to get full approvals.  If this loan were to work out, it would be a construction to permanent single loan.

 @Neil Anthony Giscombe - I work with pretty much all of the (small group) 100% fnf lenders out there, and I've never heard of this group.  As the previous members stated, a hard pass on these guys.  And 100% is ONLY offered in certain cities/states across the U.S.  And most require FULL DOC programs to mitigate any credit-risk on their part.

@Kanwar Sodhi - can be done, but need more info. Is this a SFH, flips, needs rehab, appraisal complete title work??
