@Jodey Rifenburg - good stuff Jodey, and thanks for the clarification. I asked because I am in the lending space and finance SPEC builds nationwide (I actually broker for LNH as well). For those who cannot secure and/or be approved for traditional bank financing, then our products tend to be a better fit. For example, with small builders who purchase lots with cash, or very little debt, take the lots through the entitlement process and deliver them to us permit ready, we are then able to use the original LTC of the lots, along with forced appreciation through entitlements, and basically this is their equity/down-payment towards the construction loan, thus, very little if any cash to close. This program is especially good for those who do not want to show tax returns, proof of income or have any loans attached to their personal credit scores impacting their DTI. So, different ways to skin the cat:)

We are ATL based.  As long as each property will appraise at a minimum of $75k, you are all good:)

Yes, a HELOAN (home equity loan) is available for investment properties.  It's a 2nd position loan (if you have a 1st).

70% of ARV is very doable. If you have the land free/clear and get it fully entitled with all permits in place, then that can potentially be your down-payment/equity into the deal.
