@Jason Tucker - your concept is very similar to one we just completed the financing for.  It's a 21-unit co-living new construction build in Midtown, ATL.  All units are 1/1, and will be fully furnished.  Tenants just bring themselves and their clothes.  We plan to construct several of these around the ATL market.

If you don't want your Personal DTI impacted and loan reported to the credit bureaus, then our DSCR loans will be the way to go. We UW strictly based on the rental income coming in. Up to 30 year fixed, with even up to 10 years I/O on the front-end.

@Mike Day - yes, you need a DSCR loan here where we use the property income to qualify the debt piece, and close in an Entity. Happy to look at the deal and quote.
