@David Sohn - let's connect.  We have some strong flip programs in the Dallas market, potentially up to 100% of the purchase/rehab.  Your partner's experience could qualify for this program.  

@Andrew Smithn - if this will be an owner-occupied B&B, then this may qualify for SBA financing.

@Brett Deas - we originate SBA loans, both types; however, 504 is only applicable if it includes the Real Estate, NOT, just the business.  And, I'm sure there has to be significant rental revenue (P&L) history as well.  Happy to chat about it.

Your best bet is DSCR here. Local banks won't lend due to Seasoning requirements.
