If you are a SPEC builder, whether it's individual homes and/or Small/Large Subdivisions, we have up to $50M to deploy. Would "prefer" fully entitled sites, but not mandatory.
Obviously, targeting very experienced and capitalized Sponsors. Can also fund New Construction for Commercial Assets.

@Shyam Panchal - All good and valid points; however, markets like Tucker, Lawrenceville, Villa Rica, Stone Mountain, Lithonia and Douglasville are all desirable OTP areas for middle-income family home owners/renters. Subsequently, good rental markets with decent priced homes - some may even find assets following the 1% rule.

@Sara S Jung - it really comes down to DSCR. If the asset debt-services with the existing 85% occupancy, then you're looking at 30-year AM rates in the 6's, low 7's. Definitely not Agency.
However, if you use an I/O bridge loan, you can make whatever improvements you need to, increase the occupancy to 90%+, maybe increase rents....and then, you can refi into Agency debt.
