@Mark Feaver - if you decide to go the HML route, we can help. But, based on the above, I would form an LLC with each of your partners and decide upon the % of ownership in your Operating Agreement. With the $40k liquid, that increases your buying power while allowing you to have reserves in your account during the rehab process.

In your number-crunching, figure about 20%-ish for down-payment and interest carry. This would be 20% LTC (loan to cost) - purchase plus rehab. If you all three have good credit, figure your numbers at 70% of ARV.

@Ricky Joseph - we're a commercial brokerage shop, and we can originate 30-day title seasoning c/o refinances.  We work with private banks, not traditional banks.  Our fees and rates will be a little higher than traditional banks, though.  However, we can provide 30 year term notes as well.

@Michael Iacono - good luck to ya, but 75-80% leverage is what you can expect for 2 reasons:  a) new investor and b) out of state investor.  

Also, there is VERY LIMITED leverage above 80%, if at all, nationwide for 1-4, or 5+ investments.
