Hi,

I'll preface by letting you know that I am new to CRE as well. The 2 things I don't see here are vacancy and management.

If you assume 8% vacancy and 8% prop management, your NOI is $30K, making it an 8 cap. You can possibly negotiate the price with this. How much does the seller owe on the property?

        Do not get married. When you choose a "girl friend" select one with a high income job and a drive to increase wealth. Preferably one that views their employment as a job, exchange of time for money, rather than a career. You do not want a partner that allows their job to interfere with their life. Think of them as a potential business partner. Associate with like minded individuals, especially those with money.

Distance yourself from all your old friends that think money is earned to be spent.

 My partner was initially very financially lazy. Over time I taught her all the important aspects of investing. The biggest driver was to say, how long do you want to wait until retirement?

This was a big one because, who doesn't want to retire as early as possible. This pushed her towards investments. Now I handle RE investments and she does forex. Works well. :)

The other question that you have to consider is how do you plan to manage the project? Long distance for a flip without anyone on the ground just sounds like a bad idea. 

@Russell Brazil Do you see DC flips mainly as condo conversions or normal rehabs?

I'd recommend a good laminate. They tend to be more scratch and water resistant compared to hardwood. 

But, in response to your question, Hardwood over carpet. I wouldn't do carpet in my own home!
