100%.  Do you have an opinion on whether the government will be forced into lowering rates.

This is the problem I have with people who want to stay out of anything political and focus entirely on economics.  The structural problems in our financial system are (in my opinion) going to change the way normal people live their lives one way or the other.  It will be the reaction of politicians, the Fed, bureaucrats to economic forces more then economic forces themselves that will be the deciding factor as to if real estate is a good investment or not.

The biggest difference I believe between passively investing in the stock market and passively investing in real estate is liquidity.  I think people have peace of mind knowing they can get out of an investment with telephone call or pushing some buttons on their phone.

I would say you are bringing up the other side of the coin.  There are very good reasons to believe now is a great time to buy compared to the future, and now could be a terrible time compared to the near future.  I'll be the first to tell you I don't know, but if I find a good deal I can buy safely that I am confident will cashflow for the duration I am a buyer.

Anyone out there building a spec. I have a lot I have been sitting on and I think I'm going to pull the trigger and build a home with an ADU. I'm a buy and hold guy so worse comes to worse I should be able to roll this in to long term hold.

anybody want to tell me how smart I am?  Or if you want to call me a dumbass go for it!

Do you believe that the bookings/guests are better from VRBO than AirBNB? If so would you expand on that a little. I fairly new to the STR game would like hear your thoughts.

If you go to a bank they are used to selling people inside a box.  For W-2 guys that works great.  For you like me I would grab a loan guy you think is competent off BP.  They will be used to and understand getting out side the box make a deal happen.

Seller financing is aggressive (which is generally good).  If you own real estate it is always good when it the price goes up!  But it is important to own real estate, When I have done owner financing I knew I wasn't going to make money but I wanted in and put the cash flow I made into the deal (delayed gratification). If you have an ethical/good seller and you like the deal do it.

You need to have whoever you want to be on the loan apply.  Then buy it and put the other partner name on title after close.  The bank would still have 1st lien on property but the loan technically will be with only one of the partners.  Some bankers may not get this.  Find a good one.  I would recommend someone from right here on BP that gets what your trying to do.
