I disagree that this on my buddy.  He has to obey the contract he signed he is a bigboy he will follow it.  But it seems very shortsighted on Vacassa's part.  The realtors and investors I know will think this over the top and not want to recommend a PM company that is willing to hammer their clients because "its in the contract".  

@Brooklyn McCarty Were big boys I am well aware of what a contract means.  I have seen many people tell folks you have a contract now go ahead and enforce it.  I don't like that attitude but if someone is doing it just to harm me then I'd consider it.  And I am just more curious about why a company would piss people off like that from a business perspective not a legal one.

@John Underwood  My concern and my buddy's concern was more that why are they acting like a bunch of Aholes?  If Vacassa wants to be a bully I would just say that does not seem like a smart way to do business for the long-run.  

I thought this was interesting and obnoxious from a business standpoint not a "read the contract" standpoint.

It’s in the contract.  I just thought it was an aggressive way to do business.  I live in a mountain town 4k people that will get around like tomorrow.  I’ll make sure all the realtors know a little shocked they have that kind of nerve.

I started a Vacation Rental Management business good for me! But I had a buddy bring his STR over to me from Vacassa to manage and they are telling him he cannot rent it out for three months on AirBNB or VRBO. Has anyone heard of that before?

I would get my license to buy the 4 plex and then go ahead and pressure wash. If you use a FHA loan your commission would get your down payment back almost. Maybe try and buy one plex a year if you can do that keep your license and do it yourself.

Why not ask the buying agent to represent you for a lower commission instead.  The realtor would still come out ahead.  I tried doing that one time and it bit me I had to pay an extra $12,500 and I came across like a jackass to everybody.  One of the reasons I became an agent because I could find an agent I thought that could run numbers reliably.  You will come across to everyone involved in the transaction as difficult to work with, and I would think to myself "man this guy is going to beat us up in due diligence lets select a buyer who has a higher toleration for transaction costs etc."

Bogota got some good cashflow!  Just try and screen for the cartel or you might wind up in the bottom of the ocean.  LOL

@Emma Zhang don't be that lady, LOL.  That is a very negative way to spend your time.  Is there a reason you can't rent it out for about what they were currently paying you?

The last thing you want is for them to bring you new tenants they don't care who moves in.  Have an open house so you can screen your tenants.  With my rentals I never have held anyone to a lease etc. for their personal changes.  People get married, divorced, have babies, parents get ill you name it that is what landlords sign up for.  I'd tell to them make sure the place is nice and tidy so they can have their deposit back and tell them good luck.  

Option 2:  You can front the money for a marriage councilor and sit to ensure there won't be any future snags!  LOL

Cash buyers market.  I think the little bit of price decreases do not makeup for the increase in interest rates.  Not even close.

Going to pile on here. I have an STR biz here in Central Oregon and a few myself. I have seen a dip in some revenue for certain properties. If you go Sunriver make sure it is in the main part of the resort, in Sisters some of that outskirts do very well, but I would be lying if I thought the numbers from 2022 would hold through 2023. I would also suggest going to areas that are not completely saturated. I believe competition will be fierce in resort areas.
