Can you afford to take a break?  If you can afford to take a break.  You have to look out for your family and if financially you are comfortable even just stable focus on quality of life for your wife and kids.  I know when my kids have their own families how many doors or how much passive income their dad created won't be nearly as important to them as many fish we caught, or just catching pitches from them.  So my advice brother is take a break!  


It will be known as the SUMMER OF JOE!

Thats what I did.  But if I had a good job or a career I was successful in I probably wouldn't have.

If America was as half as racist/"namist" as you say why the heck do all these people want to live here?  American's by and large are some of the kindest most accepting people in the world.  If we were an unaccepting people we would not have millions of folks paying to be smuggled into our country through our southern boarder, risking being raped and killed.

The last time someone didn't use an attractive girl as their realtor because of her name was probably never.  Although as a proud American are names are pretty great!

I don't know if we are going to get a dip in housing, but I hope so.  The market is not sustainable appreciating at 30% a year.  I know families with two solid jobs that cannot afford a home because prices are so high.  I don't like seeing my personal wealth on paper go down but at the same time I would like to buy more real estate.  As a gen X guy the generations behind me need things like housing to be less expensive so they can start families, start building wealth, right now to many of them cannot.  If it requires a crash/dip then bring it on I can afford to take a couple of lumps.

Hold up here.  Is this admin fee like getting the pizza with "extra anchovies."  If you are going out to dinner and taking this girl out dude pay her her fee.  Are you buying a 50k house?  We don't have admin fees because we have such high prices.  But I think you should be a gentleman and pay the girl her money.  If you guys are hanging-out have her take you out for a night on the town when she makes her fees.  Next time you will be licensed anyway.

Well I think it is really cool.  I think you should be proud of it and I don’t think it would hurt to subtly let people know because they will probably think it’s cool to.  But whether fair or not nobody wants to feel like they are getting flexed on.  And sometimes guys can come across that way.

I admire you taking these critiques right on the chin.  You keep that up you will be doing great in 5 years, with a little luck.

I can’t say I love the post but I respect the way you handled the critiques.  I have been the guy who thought my winning personality and good looks (lol) would take me straight to the top.  And after having my *** handed to me on several occasions I am better and less obnoxious person now I think.  I would lose the athlete bit.  I think it is really cool you played baseball but it can come across to some like you are using that to assert yourself as the alpha.

Looks solid.  If it is in a good area and you can have quality tenets and schools etc I’d do it today.  In 5 years hopefully it is cash flowing 1k a year.

People who trade currencies which I would argue is pretty smart money are predicting negative interest rates in 2023.  The majority of these traders must believe that we will enter a recession and the Fed and government will start lowering interest rates and stimulating the economy with fiscal policy.  I am not going to pretend to know whats going to happen.  But a big crash is far from a done deal.  It is important to keep in mind the value real estate could decrease but real estate could still increase relative to the dollar (via government and Fed policy) then real estate will probably still be a good bet when looking at investment alternatives.
