I hope my kids will be self sufficient enough not to need me to leave them much.  I'd like to give them a little something but good kids to this world is what I hope to be my life's legacy.

OKay sorry here is a little more.  These people rented it through AirBNB.  I am hoping Airbnb will pay or make the guests pay.  I have filed small claims before but never a big claim like this.

I manage a hand full of STRs here in Central Oregon had some tweakers come through and do about 10k-20k in damages probably.  Bled all over linens, let kids rub slime into carpets, stabbed coach with a knife.  It was one of the saddest things I have seen.  Anyway putting together a list of damage to file a claim if you have any advice please let me know.  Thx

Yes I admit being extremely lucky in RE the last 30 years and having been unlucky in the stock market. I think the stock market is fascinating but I am too slow on the uptake getting in on the big winners. There are no guarantees going forward. To me RE is a hands on business where stock investing is just that investing in someone else's businesses. My base is RE and cash and stocks are my speculation. Why are you comparing your personal RE or house against your individual stock pick and not the broad market? You would never have lost if you just invested in the broad market in any decade in the last 100 years.
If you want to compare it to individual stocks, then stocks beats RE hands down as TSLA and hundreds of other stocks have skyrocketed. We should try and stay away from personal anedotes whem comparing investment vehicles. Real Estate has averaged 4% returns and index funds like VOO have been 8% with no effort. That is like for like without leverage and without knowing about individual stocks. 

So answer the OPs question, traditional buy and hold a house off the MLS is one of the worst investments today for most people as prices and interest rates are up. The amount of capital you have to raise to leverage yourself would be better off spent in the S&P 500 or employer matching 401k. Nobody wants to trap their money in a house and break even for decades while renting their so so C neighborhood home to a stranger and everything that comes with that.

 What is real estate return when you add on rents?  What if you can break even for 4 years while leveraging real estate at 20% assuning 4% appreciation?  According to the rule of 72 you are doubling your money.  I don't see any opportunity for a normal person that can touch that in any other asset class.

 To be fair if I could use Chinese slave labor, turn a blind eye to forced sterilization, and organ harvesting via the Uygur population, then turnaround to exploit, fund and exacerbate the racial divide in the US for marketing purposes and my bottomline, I could certainly juice my ROE.

More millionaires have been created through real estate by far than anything else.  The crooks on Wall St will ensure people grind their entire life.  Your investing with them is cashflow to Wall st.  If you love your job maybe that works, but for anyone who wants to one day have the opportunity to coach their kids baseball team, spend a significant amount of time on a passion they have that may not be very lucrative real estate can get you their.  Finance it, manage it, hold it, then let the politicians and bankers erode the currency.  I know this works I did this for myself and I have seen other people do it.  

For most people I would argue the risk of not investing in real estate is greater then the risk of investing in real estate.

Nothing said here can't be reversed to say that RE is more BS and dividens is the only asset that pays you to own it in a meaningful way.

What matters to most people which is the reason why they purchase a condo or house is to make a return, period. And the historical market returns of 8% beats the historical real estate returns of 4%. Anything more than 4% and you're putting in the time and effort just to match that of the market. 

Maybe, for me personally I know many people I've been their agent and they want another income stream and see someone giving them rent as the way to do it.  I don't know anyone who invests and lives off dividends if I was a stock broker I probably would.

Real estate is still the best investment for normal people to remove or at least cushion themselves against the rat race and build wealth.  I don't invest in the stock market (and suspect it is more BS then the real estate market) but from my experience real estate is the only asset that pays you to own it in a meaningful way.  Even with real estate as unaffordable as it has ever been I would encourage young people or anyone to buy good real estate, manage it well and wait.
