What started the fires?  Negligent forest management, drug addicts, or illegals?  DEI policies along with environmental, immigration policies is not sustainable for a non 3rd world country (my guess that is the point).  I read an article I thought articulated this very well, we are seeing the collapse of a very complex system and this the fruit.

I have thought about a laundry mat with 3 apartments on top in my town, I even know the lot I want to put it on.  Is that eligible for an SBA loan?  They will not finance new construction correct?  SBA will loan on real estate correct I believe I have heard that is a good strategy do you have an opinion there?

This is a very typical situation. I think house hacking with a VA is still well worth it. It takes time and there is no way to know when but rents do go up. Eventually whatever you will buy will cashflow and cash very nicely. I have seen many people pass because in the short term the numbers don't pencil. But if you hold that thing for 10 years I don't see how your life is not completely different and people don't think your a genius for buying a middle of the road househack now.

It would work probably but there is racket going.  And if you try and push against it you will be crushed.  And why would a guy who can make 300k a year come work in that system.  You will get lousy people who are willing to work for that kind of compensation.

I have never built from the ground up. This particular lot is next to a 15 unit and a 7 unit property I own.  I felt like the owner gave me a pretty good deal and thought the stars would never align more then now.  These are all going to be 2 bed 1 bath a little less than 700 sq ft.  I believe I'll be cash flowing around 1-1.5km (with a partner) by the time we have tenants in place with long term financing.  I bought the land and my builder buddy is putting it up at cost we plan is to hold or maybe I buy him out.  

I have been working and hoping for 15 years or more where I could get to the point and do these kind of projects and not feeling like I am being irresponsible to my family.  

I live in a simple home.  I loved reading about you putting in cold plunge pool, it got me pumped up.  I want to upgrade my house up a notch in the couple years and get a couple little extras like that.  

Thank you for the question nothing quite as interesting to me as me!

Great thread enjoy reading it very much.

- Build a fourplex with contractor buddy hopefully have approval wrapped up and swinging hammers in January.

- Start building an ADU on a rental this coming October 1st (hopefully done in 3-4 months).

- Buy one local STR probably with a my partner.

- Buy one lot in area I can start building a duplex or fourplex on.
