I agree with all the gentlemen above...

Dayton is a street by street and flip by flip area. We see similar homes just a block away from eachother generating very different rents. 

Check out the Dayton Real Estate Investing group on Facebook - the resources there for specific sub-markets in Dayton are amazing and plentiful. 

Also, if you need a second opinion on rental rates for specific properties, let me know!

I have to say... communication is one of the many downfalls of PM companies. Even with all these revolutionary software systems and technology designed to make communication easy - many fail. 

A well-rounded property owner should have minimal issue managing their own assets IF the systems are set up properly. With the Google Suite and relatively cheap (many free) portfolio management softwares, self-management has been a lot more attainable. 

I offer all perspective clients PM consultation or referrals all the time. For me, we don't take on every client I get on the phone with. So having a baseline communications of PM processes and the status of the market is crucial for the owners to make educated decisions in this regard. I would much rather an owner make a decision to self-manage, knowing they can call me or my team if they need help -- then for them to attempt to manage themselves and lose thousands in capital. 

So to answer your question, if you have "a guy" in the PM field that you can bounce ideas off of, absolutely go for self-management if you think that is what is best. We always make sure the owner can afford PM services. Some like the idea and can't really afford the 8-10% monthly.

For our portfolio in Dayton, Ohio -- we are above 95% for the month. We only a few residents who have developed a habit of late rent and non-existent commnications have been an issue prior to COVID. 

Overall it hase been a rather good experience!

@Trevor James Duwve hello, this is an older thread - however, the context still applies for the most part. Are there any specific questions for Middletown, Hamilton, into South Dayton?

We have several rentals in those areas that are performing quite well.

I am a member of several of the local groups including a contractors helping investors group and an umbrella organization that has newly remodeled, rented, cashflowing assets for sale. @Maya Torres I would say you have a few options... What we do is a notice to cure. Essentially it is a 30-day notice for violating the lease agreement. They have thirty-days to correct the situation, with a clause in the notice that says if they default on that and violate the lease again it is an automatic 3-day eviction. you will have to check with your municipality for the specific verbage enforcable in that area

The other option I have was mentioned here early on: document and charge her/him on the move out. Though this option does still leave "quality of life" in the air for the other resident, It is the least costly in most cases

I would definitely draw a line. The respect needs to be there... I would have a discussion with the Resident and specifically lay out ground rules.

I don't stand for that type of behavior.

@Robert Collins I agree with @Bryan Devitt ... markets are  different for sure. We charge $250 for lease renewals, but for us we prefer to charge lower to retain clientele and encourage owner reinvestments in the market. This also keeps us competitive.
