My name is Mike Jacka, a full time investor of 25 plus years and the developer of the Property Analyzer Tools that are available through this REIA as a Premium Upgrade.
At this training I will show you how to Quickly and Accurately Estimate Repairs, Analyze a Property and Make Offers that Get Accepted.
One of the things that hold many people back is the fear of making a mistake because they may have missed something or that they think they don’t know all the details that the experienced investors do. Over the years I have developed systems and checklists to help my staff and agents collect the required information and how to read/analyze the information so that it all makes sense. The next step is how to use all that information to make an offer that the seller is more likely to accept and how to make money from the deal once the seller accepts your offer.

The national average of deals to offers ratio is around 20 offers made to buy 1 property. That simply doesn’t make sense to me. Most people that follow my system have reduced that number down to buying 1 out of every 3 offers they make.

I set out to create a simple yet effective system so that I could get anyone trained within a few days to go out and find deals for me with little to no experience. It took several years of trial and error to find the right process, but it was worth it because now I can hire someone new, with no experience and have them finding deals and presenting offers while I am traveling around the country doing what I love; helping others find their own success.

Why does this system work?
Because it looks at the most important numbers and presents you with a few different ways to buy a property and more importantly, it also shows you the appropriate exit strategy for each offer and what your potential profit centers are in each deal based on the unique circumstances of your deal, not just hypotheticals that do not relate to the deal you are looking at.

Ron Odom - Since 1996, Ron has invested in real estate. In 2009, Ron was awarded The Landlord of the Year plaque by The Camden City Housing Authority for providing outstanding residential properties to Section 8 participants throughout Camden County.

Ron also has extensive knowledge in using trusts as a means of asset protection. Ron is also engaged in real estate education. From the bottom up, Ron regularly consults with clients on real estate opportunities. His business experience has proven invaluable to both novice and experienced investors alike. Host - Wholesaling Subgroup Leader Stephen Chatto

Stephen is an accomplished real estate professional with over two decades of experience. His journey began in 2000 purchasing his first 3 family rental properties. A few more rentals and all was well, but he still needed to work. In 2012 he saw the possibilities available to him through wholesaling real estate. He decided to fully commit to real estate full time wholesaling to sustainably meet financial obligations and obtain more properties.

After much prayer for alternative ways to increase his income during his 17 years in corporate American, where he maxed his income as a performance engineering IT computer consultant, Roland discovered real estate wholesaling. He dove into the information age of free podcasts and YouTube University to gain an understanding of this new opportunity during his long work commutes to New York City. Eventually, Roland began working part-time in wholesaling real estate and as his education grew, he invested in advanced training and coaching to accelerate his knowledge and develop more consistent deal flow.

The lucrative potential of short-term rentals in today's real estate market cannot be understated. Our panel of experts will share their experiences, and strategies and will discuss why short-term rentals have been a successful investing strategy for them!

Meet your 3 panelists:

Tom Bucsku, Owner, Tom Buys Houses, a real estate wholesale company - Been a real estate investor for over 25 years. I've flipped over 300 houses, had as many as 100 rental units at a time, recently had 10+ STR listings

Cole Checkoff, President, Company: Host House LLC
Cole is 25 years old, resides in Margate, NJ, spends his free time exploring the outdoors, and is a devout lover of the Grateful Dead. Cole has been a lifelong entrepreneur. He started his first business (snow shoveling) at the age of 8, and at age 14 had to hire someone to drive his snowplow truck because he did not yet have a driver's licence. Cole graduated from Drexel University in 2022 with a degree in Entrepreneurship and Innovation. Founded by Cole in 2023, Host House is a Jersey Shore based, full-service short-term rental management company. Host House manages a portfolio of 20+ short term rentals in Margate, Ventnor, Atlantic City, and Ocean City.
Cole started Host House after seeking out STR investments at the Jersey shore. During the renovation of his first project, he thought "if I'm going to manage this property for myself, why don't I offer to manage them for other people too?". He then conducted a competitive analysis, and identified a need for a tailored "full service" solution, as most of his competitors were serving solely as co-hosts. He coupled rental management with property management and Host House was born. In 2023, Host House managed 10 properties and generated over $375,000 in rental revenue for its clients, hosting 350 guests at the shore. This year, Host House is on track to generate $850,000 in rental revenue for its clients, and now has over 20 properties under management.
Gone are the days of calling a realtor to rent at the shore. Cole is of the belief that, when people can shop for dresses and shoes online, why not their next vacation rental? He sees short term rentals as the way of the future, and that they are the best way for investors to maximize the income potential of their property.

Jennifer Nolan – In addition to owning a preschool Jennifer has five deals under her belt being a mix of fix and flips, long-term rentals, and short-term rentals. Recently discovering and purchasing her 2nd short term rental, that is now her passion and favorite asset class of real estate investing. Jennifer specializes in purchasing properties, rehabbing them and designing them into unique experience vacation rentals that are themed according to the area they are in. Interior design, managing construction projects, marketing, pricing strategy, finding cash flowing properties, running numbers and pro forma spreadsheets are her specialty. Jennifer self manages her properties.
