BIO: Rick has been in the real estate industry for 38 years as a broker, REO (Foreclosure) agent, instructors, coach and investor. He has extensive experience with flips and buy and hold properties, many of which he has purchased using OPM (other people's money) and, at times, using not a dollar of his own. Rick moved to Texas with his family in August of 2019 and still manages to maintain his current portfolio and increased his holdings with his partner. Starting with humble beginnings, purchasing small properties in Trenton, many of which he still owns, he has amassed over a million dollars in equity.

Understanding Asset-Based Lending

How Asset-Based Lending may unlock more financing with fewer restrictions for real estate investors.
Traditional business financing, in which lenders primarily assess a business’s cash flow, works well for many companies. But while cash-flow lending depends on the strength and stability of a company’s cash flow, some businesses may be eligible for additional borrowing based on the assets they own. For them, an alternative known as asset-based lending, is preferable.

Host - Wholesaling Subgroup Leader Stephen Chatto

Stephen is an accomplished real estate professional with over two decades of experience. His journey began in 2000 purchasing his first 3 family rental properties. A few more rentals and all was well, but he still needed to work. In 2012 he saw the possibilities available to him through wholesaling real estate. He decided to fully commit to real estate full time wholesaling to sustainably meet financial obligations and obtain more properties.
Over time, Stephen's expertise in the real estate market evolved from wholesaling to purchasing multiple rental portfolios using the BRRR strategy, and most recently pursuits in private lending for truly passive income. Wholesaling has made him his own boss and he wants others to experience the same freedom. He has run SJREIA's Wholesaling Subgroup since 2016.

Roland is a real estate wholesaler and a man of faith with a beautiful wife and 3 fantastic grown children. After much prayer for alternative ways to increase his income during his 17 years in corporate American, where he maxed his income as a performance engineering IT computer consultant, Roland discovered real estate wholesaling. He dove into the information age of free podcasts and YouTube University to gain an understanding of this new opportunity during his long work commutes to New York City. Eventually, Roland began working part-time in wholesaling real estate and as his education grew, he invested in advanced training and coaching to accelerate his knowledge and develop more consistent deal flow.

Roland has been blessed with the ability to replace and exceed his corporate income enabling him to be a full-time real estate wholesaler for the past 2 years. Marcus Williams is a full-time real estate investor and general contractor. He has done several fix n flips, creative financing deals and several BRRRR's. He has worked with hard money, conventional and raised over 2M in private capital. He also has several rental properties that he owns and self manages. In addition to his full time investing, Marcus is one the leaders of the Black Investors Group and is a member of several other groups within the real estate investor community. What is Section 1031 and who/what does it apply to?

  • Defining key terms: "taxpayer" ("who is the taxpayer?" in an exchange can often be a complex question); "relinquished property"; "Replacement property", QI (Qualified Intermediary)

BIO -- Prior to private practice, Mr. Friesen was In-House with Altisource Asset Management Corporation (NYSE: AAMC). While with AAMC, Mr. Friesen oversaw the negotiation and execution of two $50 million warehouse facilities as well as the structuring of whole-loan trades for ultimate securitization; Additionally, he is well versed in the compliance, licensing, and operational considerations for Mortgage Lenders.

As Alternative Lending Group LLC, a wholly owned sub of AAMC began building out a mortgage lending origination platform, Mr. Friesen oversaw licensing for the platform's lending operations across all 50 states. As an alternative credit provider, the lending platform was focused primarily on BPL (Business-Purpose Loans), which elicit different regulatory requirements when compared to traditional "consumer" loans or "agency" / "QM" (Qualified Mortgage) loans.

As counsel to Alternative Lending Group, Mr. Friesen oversaw all closings on primarily SFR and (to a lesser degree) MF products.
Additionally, Mr. Friesen oversaw all delinquency and foreclosure of NPLs (non-performing loans) held by the parent corporation (AAMC) as well due diligence and onboarding of take-out partners as buyers of both new originations as well as distressed assets.

In addition to a structured finance and real estate practice, Mr. Friesen is Vice President & Corporate Counsel for Cornerstone Exchange Services; wherein he provides 1031-related legal counsel and acts as QI (Qualified Intermediary) for purposes of 1031 exchanges.
