Kelly "Triplex Lady" Rathbone, eXp Realty, LLC - fell in love with real estate at an SJREIA (then known as SJI) meeting in Spring of 2010. By November that year, she had purchased a triplex to owner-occupy. She fixed it up, got the deadbeat tenants out, and got market rent that covered the mortgage. As a single mom, it was a life changing decision. In 2014, she was laid off, decided to get her real estate license and never looked back. She went on to do a few more flips as well as acquire a few more rentals (via creative financing). She sold her triplex in 2024 and has been living in a duplex for the past 4 years. She also has a single family home that was acquired in 2017. It was rehabbed, refinanced and rented to a family that still lives there! She plans on moving to a cohousing community in about a year. Cohousing will allow her to have the perfect balance of privacy and community. She still works as a Realtor and also has a decluttering business that focuses on online support sessions. Real estate has been nothing short of life-changing, and she enjoys helping others who are looking to house hack.

Mark Napoli - First rental 1986. Joined SJI shortly after. I’ve always managed my own rentals. I own enough to support my desired lifestyle. Cashflow is what you’re after, not doors. It’s a good life. Buy and hold real estate can provide positive tax advantaged cash flow, an appreciating asset that your tenant pays for, an asset that can be highly leveraged on both acquisition and refinance for tax free loans to yourself, possibly to buy more RE.

I made my money on bringing underperforming properties, in good neighborhoods, up to market value, through rehabbing, to both refinance and raise the rents for positive cashflow. Can be traded up and tax deferred. All you need to do is figure out how to buy your first few without panicking when you are challenged. It’s not a get- rich-quick proposition but there are few investments that are better. Land lording is a skill that can be learned and the challenges can be mitigated.

John Demchak, Timely Property Solutions, LLC - John started investing in 2008 and over the years strategically grew his business by aligning himself with opportunities such as Fortune Builders Inner Circle and shopping center and apartment complex syndications. In 2016 he formed Timely Property Solutions with his wife Rita and daughter Micala (both realtors). Stephen is an accomplished real estate professional with over two decades of experience. His journey began in 2000 purchasing his first 3 family rental properties. A few more rentals and all was well, but he still needed to work. In 2012 he saw the possibilities available to him through wholesaling real estate. He dove into the information age of free podcasts and YouTube University to gain an understanding of this new opportunity during his long work commutes to New York City. Eventually, Roland began working part-time in wholesaling real estate and as his education grew, he invested in advanced training and coaching to accelerate his knowledge and develop more consistent deal flow.

BIO - Kim's passion for real estate pulses through her veins as does her grit. She grew up with her father's master carpentry skills and was guided to develop her own along with her mother's massive push to be anything she put her mind to be, regardless of which gender normally held that role.
Restoring is her calling and she works with the idea that you get out what you put into something. While most house flippers just crunch numbers when they are evaluating a deal, Kim is building a vision that will carry the torch for those who sell her their properties. Rather than try to get a property for the lowest price, her main objective is to actively listen to see what problems she can solve. Kim is well-versed in rehabbing and holding short term rentals. She enjoys family life with her veteran husband and three sons.

Leader - Sharyn Mancini

Sharyn has been in the real estate business for 20 years and has worked as a seller finance specialist, rehabber, wholesaler, and now focuses primarily on acquiring rehab projects through her company Sharyn Buys Houses. In 2024 she began a unique real estate investing and development company focused on green initiatives in rehab projects and new builds.

A portion of her expertise is in wholesaling lease options; assigning terms contracts instead of the standard cash deal. Sharyn negotiates lease option agreements with motivated home sellers and then assigns the contract to an end retail buyer. She is also in the midst of building her rental portfolio, utilizing seller finance.
She is a licensed Realtor in NJ and PA and prides herself in offering multiple solutions to sellers and buying either cash for a quick closing, on terms for the maximum net price, or staging and listing the house to offer to regular retail buyers.

Sharyn also works as a senior volunteer in dog rescue as well as enjoys hiking, yoga, reading, healthy eating, and spending time with her family.

BIO - Ben is a graduate of Drexel University, where he obtained a degree in Mechanical Engineering while taking finance electives, playing baseball and dabbling in photography.

After graduation, Ben began his career as an engineer and a project and product manager in the field of plastics and diesel fuel filtration. It was while working as an engineer that he realized helping his coworkers choose and balance the investments in their retirement plans was far more rewarding than fuel filtration.

Soon thereafter he opened an office with Edward Jones, where he spent six years building a financial planning and investment management practice. His knack for numbers and scientific approach as an engineer are a natural fit for the financial planning process.

Today, Ben lives in Hammonton, New Jersey with his wife Dr. Laurie Lemons and four children Brayden-10, Alex-7, Evelyn-4, and Kyler-2. He currently operates his own independent financial planning and investment management practice through Kingsview Wealth Management. Obsessively ethical, Ben specializes in offering clients easy to understand yet comprehensive financial information. In his free time, Ben enjoys golf, working on projects around the house, green energy, and game nights with friends.
