Hey Alex, I have a lead that I just took on a mobile home in Westwood Villas park in Penns Grove. He is looking to move out of state in the next 2 months. I love the idea of purchasing something for $10k and renting it for $900-$1000/month but I don't invest in Salem county. If your interested PM me and I'll share the details.

Thank you for signing up to attend the South Jersey Rehab Group! We are excited to host this group and help educate and take investors in the South Jersey market to the next level.

On this meetup we be visiting two active rehabs in Egg Harbor Township. The first one will be near completion and listed for sale (let us know if you have buyers, we pay referral fees!). The second will be in the early stages of rehab.

Show time is 9am. We will start at 204 Linden Ave, EHT and spend about an hour there and then head over to 209 Fruitwood Ave, EHT.

When you RSVP I will provide you with a tool that we use to analyze all of our flips as well as a detailed Scope of Work for each project.

This event will be all about networking so bring your business cards!

We will go around the room and introduce ourselves and explain why we came, what do we bring to the table and what are we looking for. For example:

"Hi, I'm John Paul. I'm here to build my network and meet with local real estate investors. I bring to the table a lot of marketing that is leading to more leads than I can handle. I am looking to add private money lenders and serious cash buyers to my team"

Then we will break off to connect with the people that have what we are looking for or are looking for our services. This will be 5 - 10 minutes just to exchange cards and set up appointments outside of the meetup.

Then there will be a short educational piece on finding deals on the MLS with Shawn O'Brien who is the Owner/Operator of Keller Williams Realty Atlantic Shore.

And to wrap it all up we will talk about the next meetup and find out where people want to have it.

@Manuel Savorelli I am currently going through the process of getting approved for a quadplex and I want to share some of the information that I have received a long the way. I know you say your W-2 situation is less than desirable and I am not in that position so I can't speak to it, sorry. 

I would recommend going to a small community bank and offer them the opportunity to add a multi-family property to their portfolio (the small banks love it). This is what a tiny little bank in Elmer, NJ (recommended by SJREI) has sent me on my deal.

If you qualify and the loan gets approved we could look at it as follows. Construction to permanent loan. Initial advance would be 75% of the lesser of the purchase price ($366,000) or “as is” appraised value. Then provide $50,000 (My estimated repairs) in construction funds which could be drawn for work in place that is confirmed by a third party inspector. We could then look to advance up to the $360,000 loan amount you listed when the project is complete as long as the “as complete” appraised value and your cash flow supports those numbers. Max loan to value is 75%.

I would recommend reaching out to Tim Anderson @ The First National Bank of Elmer and let him know what it is you're looking to do and establish a relationship. He is out of the office this up coming week. I tried to share his contact info but it wouldn't let me post if I did so you can message me if you want.

Nice job @Kurt Kwart! I'll be out of town but I'll make it to the next one. You should start a meetup group so you can actually manage the members, meeting and attendance on a regular basis.
